Short Sales
Everyone is talking about short sales right now. A short sale is an option when you have tried every other avenue, and foreclosure is imminent. A short sale is the last option, short of foreclosure, and you want to limit the damage a foreclosure will do to your credit. For buyers, a short sale can be a great buy. Short Sales are not easy! Many agents lack the training and experience to do short sales. Ask an agent what kind of training they have in the area of short sales, if they know how to prepare a short sale package, and the many steps involved in presenting a short sale contract to the bank. The typical short sale package can consist of 150 pages! If one element of that package is missing, it can kill the whole deal. You cannot simply fax a contract to the bank and wait.
